You need to understand this job was exceptional hard, sprinkler system, cables, rainwater drain lines and fifty feet of pea gravel ground cover. Met with the local representative from Olshan today and he was very nice to work with and provided good information for the foundation repair and the cost was was right inline with the other companies I had received quotes.

I am so glad I chose Olshan to do our foundation repair. Hernandez, Rogelio, Misael, Noe, Jose, Alvaro, Nelson and Eduardo came out completed our foundation repair April 14. They did a great job. Once completed in placing the piers they did a good job working to return the flower beds back to their status before starting the job along with cleaning up the yard. Thank you for a job well done.

It was now time to address additional foundation concerns that weren't present back then. Olshans worked with me by honoring their work that long ago and warranty that other companies would have tried the easy out of "under different ownership". Work was done in half the quoted time as well! We had a massive foundation project required on our 100 year old home. I obtained several quotes but the experience with Olshan was unmatched.
Derek was our technician and he communicated with us on and off for about a year when we were trying to decide how to tackle this project. He was very patient, educated us, and even answered additional questions when we were comparing quotes. We went with Olshan because we trusted him and it was the most comprehensive plan to tackle all the problem areas. We also felt reassurance in our investment with the lifetime warranty.
Once it was time to complete our project, we had a surprise expense with 100 ft of rotted wood that needed replacement. Martin and Derek worked with me to ensure we could get it done without it being too costly prohibitive. Martin’s team was very professional and ever completed the work a day early. They put our landscaping all back together like it was good as new. Very positive experience all around with the team!

Judge came out twice after we had 4 other quotes with other companies with conflicting information and pricing. He explained Olshan's superior Hybrid technology to my sister the homeowner clearly along with it's advantages which are many BUT his honesty, graciousness, and PROFESSIONAL SALESMANSHIP closed the deal even though price was a tad higher. He explained financing options to her and answered all her apprehensions giving her confidence she made the right choice. The installation date was set quickly also which helped fit in with her busy schedule and the team arrived on time and eager to get the job done. I WAS AMAZED at the stamina and work ethic of the multimanned crew led by an engaging Angelo V along with Martin V, Magallanes, Carlos, Jeffry, Jeffri, Don Mario, Ezequiel & Gustavo. They were done completely with exceptional cleanup within a day. Angelo's supervisor an older Gentleman whose name I'm embarrassed can't recall stopped by to verify the adjustments were accurate, showed the immediate positive results & did us an unexpected great favor of kindness along with the crew that will not be forgotten. Judge then followed up making sure my sister completed the fantastic 0% financing ppwk accurately and plumbing check appt. I don't write many reviews because don't believe in complaining or rewarding bad behavior but with exceptional service I gladly put credit where it's due. THANKS CABALLEROS!!!

We had to have our foundation raised and supported. We were nervous about the process but Oshlan was amazing from start to finish! The crew supervisor Armando Maty was amazing through every step and his entire work crew did an excellent job! We would highly recommend!!

So I’ll start by saying, based on other reviews I will be the oddball here. But that’s kind of my point. It seems like if all goes well with Olshan. Then all goes well. But it seems that 1% of the time things don’t go right, they don’t stand behind their work.
Backstory: we paid roughly 26,000 to have a ton of piers put into a house we purchase from my in laws.
The remodel was extensive, so we were an additional 8 months or so before moving in. Soon after moving in we began to smell sewage coming from somewhere under the house.
Long short, we had been flowing gray and black water under our house for the first 2-3 months of living in it. We had 3 major plumbing line breaks.
ALL 3 DIRECTLY Next to or Above Piers.
What we ended up with was an $8,000 trench and plumbing bill to fix it all.

First call to Olshan, sweet lady on the phone “well if we fixed all the plumbing issues we caused, we’d be out of business. I understand your case though I recently had major plumbing issues myself.” This is not ad lib, this conversation happened. She then saw the timeline of our repairs and the extensive nature of them and recommended I call my sales guy.

First, second, third back and forth with sales rep. No resolution provided. Finally told I’d get a call from GM.

Call came from GM, we spoke, while he was polite, he basically told me my plumber was too expensive and we were living there too long to put it on his crew, who of course said nothing they did was wrong.

Told him my main issue was that we simply weren’t advised that w this many piers installed, plumbing tests would and should be part of the process. It literally never came up, and I am neither a plumbing or foundation expert. That’s why I hired Olshan. I requested them to split the plumbing bill as thier pockets are much deeper than mine.

We are small business owners with 4 kids under 13, needless to say 8k is a lot of money.

I was told a follow up email would be sent. It was, I responded, crickets.

So long short, plumbing lines snapped at 3 piers set and lifted. Never advised to test plumbing before holes were filled, could have made this fix 250 instead of 8,000. Pier was installed directly under a water line.

Provided Olshan with multiple photos and videos and offered to keep tunnel open so they could inspect.

Asked for a gentlemen’s 1/2 of the damages. Was brushed off.

So basically, if it all goes well, all is well. If it doesn’t, prepare to get hosed, they don’t care about you after money is exchanged.

And get your plumbing looked at before and after by your own plumber. They will leave these details out in order to get the deal closed.

Anyway, I expect this to go unanswered as well but hopefully at least someone who sees this and moves forward with this company will at least be more vigilant in making sure their plumbing is inspected prior to filling holes.

Olshan installed a channel drain in front of my garage & five drains along the south side of my house to prevent flooding in my garage during rainstorms. The first storm hit four days after installation & not one drop of water came in the garage!! Jose, Giovany, Chuy, & Alan did a great job!

Had Olshan Foundation Repair come out and do some foundation repair on my older home. From quote to job completion, everything was superb. Professionalism and customer care were top notch. From Larry Crockett who did the initial assessment and quote, to Marlen Rodriquez who handled the customer interface, to Angel and his crew who did an excellent job on site. I was impressed with the on site work and how meticulous Angel and his crew were in putting things back together - from shrubs, to sprinklers, to even spreading the excess dirt in some areas that i needed it. Great team at Olshan and would highly recommend their service.

They would never honor the warranty from when I purchased my house. Probably because I wouldnt use them for any additional repairs. I emailen and spoke to Blaine, yet still after 2 months they wantes me to pay for a permit and engineering fees. I asked them to show me paperwork that said my warranty required me to pay anything at all. I few years before this I called and they came out to check wanted an astronomical fee in which I couldnt afford. The rep then offered a moisture barrier and said that would buy me some time. He cam out with his "own" crew and I paid him directly like 1500.00. While they were doing that, they broke my main water line and repaired it- sort of, and never told me. It leaked and I had to pay for a repair of that. Olshan didnt have any recored od all of that since I imagine their rep sokicited the job on the side without my knowledge. I got no paperwork receipt. So when I had called to get them to do warranty work this time I was not going to give them a dime. I finally got mu foundation work done by another company cause Olshans messed me around for 2 months negating their obligation. The other company discovered crushed concrete piers that Olshans originally installed amd would not come out and address since i said I wasnt giving them a dime. Now they wont return my emails or calls and I want some compensation for their piers needing to be replaced at my cost!!!!!!

Derek Long listened to us and designed a fix to our problems within our budget. Looking forward to seeing the results in a couple of days.

WOW! We had our foundation work completed today by a local Olshan crew. We couldn't be happier with the job that they did. They arrived when they said they would, they were courteous, professional, meticulous in the clean-up, and FAST. Consider yourself fortunate if Luis Lopez and his crew are sent to complete a job for you. Every single one of them, Jose, Arturo, Elias, Ruben, Mario, Juan B., David, Catano, and Everado were working hard as a team to get the job done with precision. Y'all, seriously, my flowerbed looks better now than it did before they dug the holes. It was like flying first class!

Olshan Foundation Solutions were my company of choice. They were prompt and very professional. The crew of Pedro, Rogelio, and Irvin did an excellent job of repairing my sinking step on the side of our home. Highly recommend this crew!

I want to commend Rogelio, Irvin, Carlos and their supervisor Pedro. They did such a good job on elevating our back porch. They explained what they were going to do and about how long it should take. They did have to work around the crazy rain that we’ve had recently, but they were very patient and got it done. They even offered to move the dirt that they had dug out from under the porch and moved it to two different places in the yard.
I would recommend them again. Olshan has a great reputation and does the work at a reasonable cost.

My wife and I oversaw the installation of 19 piers to the foundation of our son's house in The Colony, TX. My son was unavailable due to his work schedule. Workers showed up on time each day and were very professional. Crew chief for the installation was Juan Hernandez. He did an excellent job of informing us as to how the work would proceed and what to expect. Installation of the piers was completed by his crew consisting of Miseal, Edugardo, Noe, Nelson, Jose, and Antonio. Those gentlemen worked tirelessly for two full days to complete the project on time. Juan's supervisor, Rogelio, came by each day to check on progress and answer any questions/issues we had. The house was leveled mid way through the second day, at which point the entire crew worked on clean-up of of the entire area where they had been working. Everardo, Jose and David, came out to put dirt around my house when it should have been done when they originally lifted my house.

We have a sunroom on the west side of our house. When it rains, water enters the sunroom at the floor level. We called Olshan's to talk about a French drain or other solution. Dan Steele came out, looked at the foundation inside and out. He said we didn't need a French drain. We just need to pull dirt away from the foundation. Derek did an inspection of my home and while I was disappointed to learn that the home needs foundation work, I trust his recommendations. He was thorough, and provided options to choose from. Her is personable and someone you can trust with decades of industry experience.

Olshan did a fantastic job from the first meeting with Ian Kirkland to our Crew Supervisor Martin R! Ian was available for questions and even called during the process to check up on the job. Martin was very thorough and kept the crew working and on schedule. He made sure our home looked EXACTLY like it did before they started once they were done. They had to replace a wood deck and a rock sidewalk surrounded by crushed granite. You can’t even tell they were there! Walking the job, I noticed a cracked French drain and saw them repairing it before they covered it back up (never had to say anything about it to them). They tested the sprinkler system just in case there was unknown damage and repaired anything there as well. They do quality work and were constantly taking readings inside and checking doors and windows to make sure they weren’t damaging our structure. We have had a mud problem in the side yard of our house for years and finally decided to do something about it. I called Olshan and Elisha visited the house two days later. Since the yard was downhill from any potential drain, she recommended that we just have gravel put in rather than trying to design a drain system that might not work anyway. I took her advice and the next day the gravel was delivered. Goodbye mud!

John Hauf was really nice and their pricing was right in the middle. I am happy with their work and yes, I would recommend them to anyone who need their services.

We need to level our foundation prior to remodeling. Olshan was 1 of 3 companies we contacted for estimates. 1 failed to reply, 1 would not provide the engineering survey unless we signed a contract with them (major red flag). Obviously we chose Olshan.

The Olshan tech (Nick) surveyed the foundation, explained his findings, emailed the survey to us same day. Nick explained all our options, costs, payment methods, and warranty in very easy to understand terms.The cost was actually below what was quoted by the other company.
We scheduled for the following week.

The crew working our job consisted of:

The crew arrived on time, worked within our schedule, removed and replanted landscaping, and cleaned up after the job was completed. This job required 24 piers. 3 of these required cutting / jack hammering thru front entry sidewalk and driveway.

This is a very hard work bunch. I commend each fro a job well done and hope Olshan recognizes and rewards them accordingly.

I am very glad I called Olshan.

I needed to address foundation issues in my Dallas home. It had been repaired once in 2022 (before I purchased it), so I contacted the company that had done the work. After speaking to that company and realizing they would not honor the warranty I had, the company said they would fix the issue for a considerable chunk of change. Considering the foundation had been addressed in 2022 and it was already an issue again, I shopped around.

I contacted Olshan and Ram Jack because they have been around for awhile and both had solid reviews. I also knew people who had used both companies and were pleased with the work.

Ram Jack wanted a ton of cash to fix the issue - at least twice the price quoted by Olshan.

Judge, the Olshan representative, came out and looked at the house. He explained the options that included piers and a root barrier (because of a tree that was close to the house). He did not pressure me or act like the house was falling apart, but did explain the real issues and what it would take to fix them. It is not cheap to fix foundation issues, but it is necessary. Olshan is not the cheapest, but they provide quality work, a solid warrantly, and various payment plans.

After choosing Olshan, I had my appointment scheduled very quickly (which was both nice and surprising). The crew came out and had to dig space for 18 piers. The installation was very seamless (although it is slightly surreal to see the house literally move when they are leveling it). The gave me a heads up when they were leveling the house, as the noise included with your home moving is a bit terrifying (but normal). The piers were sunk three times as deep as the previous company's piers from 2022 (which reinforced my decision to use Olshan). The soil here requires it.

The Olshan rep took constant measurements while adjusting the piers. They opened and closed doors whlie adjusting the foundation to make sure the were not new issues. If I saw something that concerned me, they addressed it.

Once the work was completed, everything was put back where it belonged, from the dirt to the decorative rocks. I was able to walk the perimeter of the house to inspect it, and had to sign off on the work before the crew left.

Olshan also arranged for the plumbing company to perform the hydrostatic testing to ensure nothing had been disturbed when the foundation was fixed. Everything was sorted and no issues were found.

New cracks formed, but that was to be expected. Old cracks sealed up. There are cosmetic issues to address inside the house, but I knew that going into the fix. The house is structurally safe, the work was done well and efficiently, and I have a solid warranty for the life of the structure.

I would recommend Olshan to anyone in Texas with foundation issues.

We took multiple bids on foundation repair for our home and the team at Olshan was by far the most direct and informative. Derek and Corey were quick and friendly, honest about what we really needed, and great about gathering information to help us make an informed decision.

Hmmm, before even walking around my home, they came in and told me I have a plumbing leak (which I do, and why they get two stars). Within a few short minutes I was told they were going to have to build me a new foundation with fifty-some piers. This involves subsequent plumbing replacement, probable roof and chimney damage etc etc. $73,000 estimate BEFORE replacing our entire plumbing system. I am now on my NINTH bid from highly rated, vetted and established foundation companies. I do need some plumbing repair, but the foundation bids range from $7,000-$17,000, a far cry from $73,000! Which would turn into $90-100k with plumbing using their plumbing guy. Needless to say, we won’t be using Olshan. I have spoken to four people who have gotten bids from them in our area. Same story, same technician. There are many companies out there with the same or higher number of much better reviews.

We had a massive foundation project required on our 100 year old home. I obtained several quotes but the experience with Olshan was unmatched.
Derek was our technician and he communicated with us on and off for about a year when we were trying to decide how to tackle this project. He was very patient, educated us, and even answered additional questions when we were comparing quotes. I was surprisingly pleased with the inspection and explanation provided by Chris Scott. I was especially surprised that he didn't try to strong arm me into having some work done. There are clearly issues with the foundation but per Chris, we don't have sufficient information to warrant major work without monitoring the situation. He offered to come out in another six months to compare against the baseline that was created with the inspection.

Olshan gave a honest opinion and thorough explanation on what needs to be done and what can wait.

I’m sorry that you thought that me merging into a lane behind you was so egregious that you would brake check me so hard that your little Chevy suv looked like it was going to cartwheel. I would understand if I had been riding your butt for a mile, but trying to slot in behind you was undeserving of that. If your ego was that bruised from a normal lane change/merge, maybe you shouldn’t be in a company vehicle. I hope someone checks your foundation, because it seems to be built on sand. My experience with Olshan was great. Moments after I sent an email requesting a quote, I received a phone call, text message and an email. They assigned Ian Kirkland to the lead who promptly reached out to me with preliminary information and questions. On the day of the appointment he arrived early (called first to ask if that would be OK). Ian spent almost two hours inspecting and documenting the condition of the foundation. When he was done we reviewed the findings in detail and discussed next steps, which did not include installing piers but instead getting a plumbing hydrostatic test done to make sure water isn’t accumulating under the foundation. Long review to say, I appreciate Olshan’s and especially Ian’s honestly, integrity, and professionalism.

The team: Oscar Lopez and Juan, Marcos, Alonso, Edwin, Mayvon, Josue, Julio - did an amazing job. They worked incredibly hard through rain and cold torrential winds to complete my 4 day job in 3 days. They were professional, friendly and very responsive to my requests. Their work was superior and all my cracks are gone. Their clean up was impeccable! I can't rate this team high enough. Thank you, guys and to Olshan for sending such a professional group of men.

John Hauf came to our home to inspect the slab foundation because we started to see cracks in the sheet rock. He did a thorough inspection and then gave me different options to fix the issue. He took the time to explain the pros and cons of each option. He was very patient and professional.

This company says they have a lifetime warranty. They will come up with reasons that it does not apply. They have done that twice to me. I spent thousands and had many supports put in. If you don’t care how much money you spend with no results then hire them.

I'm so happy we went with Olshans. From start to finish they have been great. We had Juan Hernandez and his crew Misael, Nelson, Eduardo, Alvaro. Francisco and Juan. They showed up on time worked hard and Juan continously let me know what was going on. I'm mostly impressed with the cleanup. Almost looks better then when they started. Outstanding team of Juan, Marcos, Alonso, Myron, Jose, Julio and Edwin, lead by Oscar. Excellent work, great communication about the project and a thorough clean up afterwards! System has already narrowed cracks. Time will tell about lasting stability but their warranty gives a peace of mind if an issue develops. Highly recommend Olshan.

Horrible customer service. Wife and I bought a house that had prior Olshan Foundation work done. It needed 2 more piers installed for the front porch and some adjustments that were needing to be made. The work was completed in October 2024. Still don't have the warranty paperwork and it has been exhausting getting the warranty transferred and the new warranty for the new piers. 2nd to last email from them was "We don't have the letter head to get your Warranty paperwork processed." Last email from this morning is, "Only 2 people can get into our warranty system at a time and we have 16 locations." I'm sorry but it shouldn't take 90+ days to process Warranty paperwork for new work and transfer existing warranty paperwork when you have already collected the money to transfer the existing warranties. This is ridiculous for such a big company. I will never recommend anyone to use this company with such horrible customer service.

Olshan is top tier in customer satisfaction! Bill Ford came out and did a thorough walk through of our home and provided us with a plan for our foundation. He was so kind and addressed all the questions we had. We are so grateful for the scheduler getting us booked next day! The crew supervisor, Juan Hernandez was very professional and informative and his crew members Misael, Alvaro, Mario, Nelson, Jose, and Fransisco did such a great job from the beginning all the way to the clean up. They're all very polite and professional. They worked fast and efficiently and left the yard and driveway clean. I will definitely refer friends and family for their foundation needs. I am very appreciative of the company as a whole.

I just received a comprehensive foundation inspection and drainage assessment from Olshan. Ian, the Olshan Technician who performed the inspection was not only very polite and professional, but it soon became clear that he also is an expert in foundation assessment and property drainage techniques. He is very engaging and it was a real pleasure discussing solutions to the issues we are experiencing.

John Hauf met with us first to diagnose the structure of our home, prepare the recommendations and pricing. He was awesome! He explained everything and answered all of our questions. Martin R. and his crew completed the work in one day. They were also great to work with and they did a great job of answering questions, putting the dirt back, patching the concrete, and cleaning up. The prices were comparable to the other companies we checked. Olshan also offered several payment options. I would highly recommend them to anyone needing foundation repair!
